ESSAY
Mr. and Mrs. X, intending to migrate to the US, offered their house and lot to Mr. and Mrs. A for P8 Million, allowing the buyers to occupy and renovate it pending approval of the buyers' bank loan, with payment to be made upon release of the loan. The buyers spent P1 Million on repairs. A month later, the sellers' attorney-in-fact demanded that the buyers immediately pay in full or vacate and pay damages, claiming no sale had been perfected. (B) Can the buyers be made to immediately vacate on the ground that the sale was not perfected? Explain briefly. (3%)
